Siding & refacing
Make the garage match the house again
Garages get skipped. The house gets new siding and the garage keeps the chalky aluminum from 1987. We re-side and reface detached and attached garages so the two buildings read as one property — and so water stops getting into the sheathing.

Repair it if we can, replace it if we should
A broken spring is a repair. A door with a rusted-through bottom section and a 40-year-old opener is a replacement, and we'll tell you which one you're looking at before we quote it. Same-day service on most repairs.

Floors & coatings
Seal the slab before the salt gets in
Bare concrete drinks road salt all winter and spalls in the spring. A coated floor sheds it, wipes clean, and doesn't hold oil stains. We grind first — coatings that go over unprepped concrete peel within two seasons, and you'll see plenty of those around here.

Why garages fail here
Chicago is hard on garages
Freeze-thaw, road salt, and alley drainage do the same three things to almost every garage in this city. If you recognize one of these, you probably have the other two.
Rust at the bottom section
Salt-brine slush packs against the bottom panel every winter and eats the steel from the inside of the seam out. Once the bottom section is perforated, the door is a replacement, not a repair.
Spalling and pitted slabs
Water gets into the surface of bare concrete, freezes, and pops the top layer off. It looks like the floor is flaking away because it is. Sealing it before this starts is far cheaper than after.
Rot along the bottom course
Alley garages usually have no gutters and grade that runs the wrong way. Splashback keeps the bottom 18 inches of siding wet, and the sheathing behind it goes soft long before the siding looks bad.

Old door, old siding, and debris leave with us. We sweep the alley. You get the warranty paperwork in writing.
